One of the best recommendations that can be done for your plumbing system at your residence is regular maintenance. Now maintenance doesn't need to be difficult in this first editorial I will share with you one of the most typical hints that can be done yourself to keep the plumbing system up and running.
Your Hot Water Tank -
These guys are actually taking some abuse although you may not see it. The regular expansion and contraction within the water heater is usually the principle thing why water heaters fail. Don’t let this scare you though. By maintaining your water heater it is possible to almost double the lifetime of the water heater in many cases.
Flush your water at the very least every year (Twice a year is often recommended) to remove sediment build up. Sediment causes the burner in the heater to work harder than it needs to. To do this FIRST SHUT OFF THE GAS VALVE. After that use a garden hose and hook it up at the hose bib at the bottom of water heater. Run the hose to a flooring drain nearby. Close the valve on the cold water side of the heater. Now turn on the valve where you hooked the hose up. Let the water heater to drain. To hurry ahead the draining procedure open the relief valve on the side of the heater by pulling up on the lever, this will act like a vent and allow the heater to empty quicker.
When the Water Heater looks like it has drained close the relief valve (for those who opened it) turn on the cold water valve for 15 seconds while the bottom valve is still wide open. After 15 seconds shut the cold water valve once more and allowthe heater to drain. This will flush out any left over residue on the bottom on your tank. The Tank will now be flushed Close the bottom valve and also the relief valve. Turn on cold water valve and allow heater to refill before relighting the pilot. In some case it's possible you'll experience low pressure at some of the faucets. This is often caused by residue in the lines. Remove the aerator with the clogged faucet then clean it out.
