The process of buying and selling a house is most commonly known as conveyancing. The term is used to describe the transfer of legal ownership of property from one person to another, a process which is carried out by a conveyancing solicitor.
Choosing the right conveyancer can make a big difference. Buying and selling a house is stressful enough without having any additional worries, so it is a good idea to get a conveyancing quotation from your solicitor before you start looking for a property. This way you don't have to make any hasty decisions and will be prepared when you find a property that you like.
As soon as you put in an offer on a property your estate agent will ask for the details of your conveyancing solicitor so that they can pass these details onto the seller's conveyancer. The conveyancers will then handle all of the legal aspects of moving house such as local searches, land registry, stamp duty and property and title searches.
Conveyancing fees will vary from solicitor to solicitor so it is worth obtaining a conveyancing quotation from your solicitors before you make your final decision. The cost of conveyancing may depend on whether the property is freehold or leasehold as leasehold properties often cost more due to the additional work involved in checking the lease.
When buying and selling a house you will require the expertise and legal knowledge of a conveyancing solicitor. Whilst it is possible to carry out the conveyancing yourself, this is not recommended as without an in-depth knowledge of the complexities of property transfer you are likely to omit certain processes and searches which could jeopardise the sale or purchase of your property.
You may also require a conveyancing quotation when remortgaging your property or unlocking some of the equity currently tied up in your home.
Whatever your requirements when buying and selling a house it is always prudent to obtain a conveyancing quotation in advance to ensure the property transfer process moves forward without delay.
