As a buyer, you need to make sure that you're focusing on the house and not what's inside. Pay close attention to square footage, the floor plan, the plumbing and electrical, trim, flooring and other permanent fixtures. You're buying the home, not the decorations.

Ignoring the Neighborhood

You're not just buying a home; you're buying the home and the property as well as the neighbors. Essentially, the whole block and everyone in it comes as a package deal. They're permanent fixtures you have to live with. For this reason it is critical for you to do your homework and investigate the neighborhood. This includes amenities, school district, crime, community involvement, local families and whatever else you can dig up.

Losing at Auction

The idea of saving a ton of money buy purchasing a foreclosure or other home at an auction might seem like a sound one but in many cases, a new buyer of real estate is more likely to taken at the auction block than come out on top. There are seasoned veterans of auctions that know how to drive up prices and freeze out newbies. Problems aside, you just can't get a feel for a home without actually setting foot inside of it.


Finally, while many real estate agents can be trusted, you shouldn't trust most real estate advertisements. They're meant to draw interest and create hype. It's meant to draw attention and make every house sound good - because honestly, you're not likely to buy a home if an advertisement was dead honest and not at all colorful. Base your interests on what you and the inspector see; nothing more.
