If you are selling a fixer upper home, then you must be aware that staging the home is key if you want to get the best price. No matter what stage your fixer upper is in – the buyers will be more responsive if they can envision themselves living there so crating a home atmosphere that will appeal to many is your goal.
The first thing you need to think about is the color palette. You don’t want to be boring with all white, but you don’t want splashy garish colors either. You need to choose colors that will enhance the rooms but not be the focus. Colors that will appeal to the majority of the prospective buyers. The best colors to use are neutral tones – beige, gray, putty, sage green and even a lighter grayish blue are usually good colors that will go with a lot of furniture and styles.
The next thing is the furniture. You want to pick something that is contemporary, but not too trendy. Something that is “with the times” is your best bet. What I usually do is to look through the latest furniture catalogs that come in the mail. Pier 1, Pottery barn and decorators warehouse always have the most desirable types of furniture and settings. You can actually stage your rooms based on rooms you see in these magazines.
But, when it comes to actually purchasing the furniture, you don’t want to go with these expensive manufacturers. What you want to do is note down the colors, sizes and styles of furniture and try to get similar pieces at consignments stores or yard sales. If you have a rent a center in town that has decent stuff than that is actually idea since you won’t have to dispose of the furniture after you make the sale.
Kitchens and bathrooms are key to selling homes so you want to be sure yours are spic and span clean and have the latest appliances if you can afford it. Find out what the latest style is and splurge on them as they will go a long way in securing the sale. Everyone loves granite counters so try to go with those if you can.
Finally, make sure the home is clean as a whistle when people come to look at it. You want to steam clean your rugs and, if they are too far gone, spend the money to replace them as dirty rugs are a real turn off. Be sure you have the windows cleaned as well so the place looks like it was kept up nice. Buyers notice little things like that!
Also, you never get a second chance to make a first impression, so you want to be sure to add some curb appeal to the outside of the house. Make sure the lawn is mowed and the shrubs are neatly trimmed. Don’t leave any dirt patches in the lawn – make sure you seed over them. Plant a few flowers in flower beds for added color. A good looking home from the outside is sure to entice buyers to come look at the inside.
