As nice as it is and as great as it feels the new homes market is still selling houses at inflated prices as they play on our desires to have everything and have it new!
We instinctively walk round brand new homes with all the latest appliances, gadgets and scratch free walls and know this is what we want. This is nothing new, for centuries man has wanted a house that has never been lived in by anyone else and is spotless.
It seems now days we are willing to pay very much over the odds in terms of market value.
A well marketed house can reach an easy 15% over the local house prices within the same road. A brand new house even more. We know as marketers when we leave the heating on, have the smell of baking and put out some fresh flowers we can achieve the highest price for a house. The sooner we recognize that as house buyers the better for the market.
It does not take much to emulate this within a lived in, not so new home.
Take my flat house, for example, it was asking the average price for the area. It was in need of some love and attention. Once I understood all it needed, post survey, I was able to negotiate on the price based on all that turned up (small case of damp included). I saved a large sum money and it didn't end up costing me all that to make my home brand new inside with some lovely features and up to date appliances.
My conclusion is why pay so much of a premium for these new builds when with a bit of love you can purchase a reasonable priced old house and spend some time and money making it new without the marketers over charging for this privilege. Good luck with your house purchasing in the future.
