FIRST real estate agency believes that long lasting the most favorable and interesting locations to possess exclusive properties in Croatia have been in the region known as Dalmatia. Dalmatia is home to some of the most dramatic and stunning scenery found in Europe today. Crystal-clear seas, lush islands, unspoilt fishing villages, beaches, vineyards, Roman ruins and medieval walled cities are a feature of this truly dramatic landscape. As well as perhaps most importantly the weather in this part of Croatia is the best you can find in Europe today particularly when it comes to sunshine hours. Hvar Island boasts over 2750 hours of sun 12 months, more than anywhere else in Europe today, so that as a whole the region gets on average around 2650 hours of sunshine a year.

Dalmatian is home to a string of islands which can be among the most beautiful in the world. In Northern Dalmatia you will find Dugi Otok, Pag, Uglijan, Kornati and Muter, in Central Dalmatia you will find Brac, Hvar, Vis, and Solta and in Southern Dalmatia you'll find Korcula, Mljet, Lastovo and Elafit (Lopud, Kolocep, Sipan). FIRST Property Croatia believes all of the Island's, with particular regard for the island of central and southern Dalmatia have excellent potential offering a totally exceptional combination of history & culture, lifestyle & unspoiled habitat and the best place to buy property in Croatia, plus some of the best locations to own property in Europe. Each Croatian Island possesses his own charm, and our clients always turn out having a favorite.

We believe that as the Island's develop, we will see an increase in high end tourism with exclusive boutique hotels & spa's and marina's opening and exclusive gated residential developments backed & serviced by known hospitality brands being built. Therefore these will be supported by a rise in tourist orientated business start ups including exclusive restaurants, high fashion boutiques, night life, eco tourism, activity tours etc. We expect this to occur within a restricted development framework thereby ensuring there is no rampant over development as noticed in many other parts of Europe today. It is our belief that over the following 7 to 10 years the Croatian Island's of this type will become one of the most desirable and exclusive European holiday options. We expect this to support and drive rental prices of exclusively located property in Croatia as well as their capital values.

Much of these applies to the following areas too. Around the mainland of Central & Southern Dalmatia, you can find the UNESCO protected towns of Trogir, Diocletian Palace in Split as well as the old town of Dubrovnik which offer a slice of background an unique and enchanting experience. Property inside old towns of Trogir, Split and Dubrovnik are highly desirable and prices have risen dramatically during the last 10 years. However, rental yields with particular regard to Split are excellent due to a shortage of suitable units as well as a potential all year round rental season. So even though the prices of Split property are high, yields compensate and medium to long term Split property in the old town or nearby the sea will achieved solid capital growth.

There are 2 areas in Central & Northern Dalmatia we presume are of real interest for folks looking for property for sale in Croatia. Necessities such as Omis & Makarska Riviera's and the area from Trogir to Primosten. Both Omis & Makarska Riviera's are the most beautiful parts of Dalmatia (in our opinion), with their mountainous backdrops, pebble beach's, small inlets & coves, magnificent blue sea and lots of sun. Furthermore there's lot to do and see. For the outdoor enthusiast there is a wide variety of sports climbing, windsurfing, rafting, cycling & walking. Entry to this area is also improving using the new highway having now been built, and a bypass planned which will run relating to the coastal road and the motorway, reducing drive times from Split airport most importantly during peak summer season. For property investors looking for property for sale in Croatia, the bradenton area is undoubtedly one of the most interesting. Aside from it being absolutely stunning in the way of natural surroundings, due to the geography with the area (it is only 2km wide from the top of the mountain to the sea) there is simply a finite supply of land, meaning supply will usually remain restricted and as a result sustain strong price growth within the medium to long-term.

The area from Trogir to Primosten which can be north of Split, have become increasingly popular with property investors looking to purchase real estate in Croatia. One of the many reasons is there is more land available here compared to the south of Split (Omis & Makarska Riviera) because of a more moderate landscape, and proximity for the airport which has undeniable appeal for the people foreign and Croatian property investors seeking ease of access.

Furthermore the UNSECO protected capital of scotland - Trogir is a major tourist attraction and Split is just about 45 minutes drive. Mid way between Trogir and Primosten is Rogoznica which is both geographically interesting with a long peninsula of winding coastline and beautiful scenery but also home to Marina Frapa, essentially the most exclusive marina in Croatia and a major attraction for foreign property buyers searching for investment property in Croatia.

Primosten is a wonderful tourist destination and offers an unique slice of Croatian history. In the middle of seven small islands, fantastic pebble beach's, olive groves and vineyards, Primosten old town is a charming place sat over a small peninsula looking out to sea. Whilst property around the coast in Primosten is expensive you can get excellent value if you buy in land some Ten mins drive from the centre. Over these locations you have beautiful sea views and privacy (in many instances) with easy access to Primosten centre and at a fraction of the cost of Croatian coastal real estate.

As you go north from Dalmatia and in the Kvarner region and just before you get into Istria you reach Opatija which can be one of Croatia's most popular tourist resorts and where you can some very well located real-estate. Opatija became popular during the Austro-Hungarian rule, when nobility would visit to the town. The town has a 2 km walking path down the seafront with beautiful beaches, manicured gardens and top class hotels and restaurants. This really is one of the reasons why Opatija attracts a variety of European elite during the summer period. Croatian real estate investors have bought heavily in Opatija because of its allure and proximity to Zagreb. Generally property in Opatija is expensive and investors trying to find properties in Croatia should look on the peripheral areas to Opatija where real estate property prices are more reasonable but still attainable of Opatija centre.

We are also fans of parts of Istria, which is highly accessible to mainland Europe. Istria includes a different geography to central and southern parts of Dalmatia, and although it has a Mediterranean climate it can be slightly cooler and wetter than Dalmatia. Istria is frequently compared to Tuscany and it is easy to see why. Olive groves, medieval towns perched on hill sides overlooking deep valleys, rolling hills and vineyards. Additionally it is some way ahead of Dalmatia in terms of developing its golf infrastructure with several courses built and more in the pipeline. Golf is undeniably an important pull for real estate investors trying to find property for sale in Croatia. Golf is proven time and time again to create appeal and add significant value to great quality developments across many elements of the world today.

We particularly much like the area around Motovun, one of the best well preserved medieval hill top towns in Croatia and located in the heart of the Istria Peninsula. Also in Istria may be the beautiful and historic area of Rovinj, situated on the western coast in the Peninsula. The price of real estate in Rovinj and in and around Motovun has risen in price sharply over the past 7 to 10 years but we still believe medium to long-term returns in these areas will be good. Even though the entry level price in these areas is higher the rental yields are strong due to the length of season in combination with the charm and desirability of the locations.
