How can you make sure that buyers fall in love with your home?

Make these 8 improvements before you put your house on the market:

1. Fix the roof

If you have a damaged, worn, or leaking roof, potential buyers may be completely turned off before they ever go inside!

Aside from curb appeal, roof repairs and replacements are a big selling point. For a buyer, it means they have something safe and secure that they don't have to worry about.

2. Clean the exterior

No one's going to be impressed with a house that's covered in mildew or dirt. You can either hire a professional pressure washer, or you can do it yourself. Either way, it needs to be done.

3. Update your kitchen appliances

If it's been years since you bought new appliances, it's time to bite the bullet. After all, potential buyers can't envision your house as their "new" home if it looks old and outdated.

This is an expensive improvement, but it's been proven to bring homeowners a big return on their investment. After all, you have to spend money to make money!

4. Remember the baseboards

Baseboards often get chipped, cracked, or dented over time. You may not notice them, but potential homebuyers will.

Luckily, fixing them up is as easy as sanding down any imperfections and then giving them a fresh coat of paint.

5. Go neutral on the walls

It's generally a good idea to paint all of the interior walls. That way, your home looks "fresh". It's even more important if your paint is scratched, smeared, or has other marks on it.

If the color of your walls is unique, opt for something more neutral. That way, potential buyers who don't share your same unique tastes won't be turned off.

6. Clean the bathroom

No, we're not talking about your weekly cleaning! Instead, bleach the grout between your shower tiles. That way, potential buyers won't see slime, mildew, and other gross stuff. You may not think it's important, but even a little bit of bleach can give your bathroom a whole new sparkle!

7. Reseal the toilet

If your toilet rocks when someone sits down on it, or if the seal around the bottom looks old, mildewed, or cracked, reseal it. Luckily, it's a do-it-yourself project, so you won't even need to call a plumber! Just be sure to get all of the necessary parts at your local hardware store. You may even want to talk to some of their expert staff members before you get started.

8. Fix any screens, windows, or gates that need it

Walk around the exterior of your house, and look carefully at your screens, windows, and gates. Odds are you've got lots of little problems that are making your home look more worn than it really is!

For example, a gate that doesn't work or that's all rusted can make a terrible impression. So can sagging screen doors.

A good realtor will be able to let you know if there are any other repairs that need to be made. Also, don't be afraid to ask friends and family members for their honest opinion. After all, they might notice things that you never would have!
