Hiring a contractor to either remodel your existing home or build you an entirely new one can be a tricky, complicated process. Unfortunately, you can also hire the wrong contractor very easily if you aren't careful and start looking far ahead of time for the right person for the job. Here are a few tips that can help you make sure you find the contractor that's right for you.
Whatever you do, don't go find a contractor in the phone book. This is a horrible way to find someone to build something for you that you might end up having to live with for the next few decades. Advertising can be deceptive and we often choose those who have the money to develop fancy ads, not necessarily the people who know what they are doing when they actually start the job. The best way to find a contractor is to talk to your friends and family. If they haven't had any remodeling work done for them recently, they may be able to refer you to others who have. At the very least, you should ask the contractor for quite a few references before agreeing to allow them to issue a bid on your job. Yes, I said 'bid'. Never hire the first contractor that looks like they know how to use a hammer; always get 2 or 3 companies that you are sure are competent and allow them to give you an estimate on the job that you want done.
One of the most important things that you can do is talk to each contractor face to face. Doing a meeting over the phone isn't the best idea, especially since the job that you're going to have them do is likely going to involve them being in and out of your home several times a day for the remainder of the project. Make sure the person who will be at your home regularly is someone you can stand to be around.
Also make sure that your contractor has all the necessary insurances that your state requires before you allow them to begin work on your property. Keep a copy of all of the insurance policies that they have and make sure you set a pay schedule, so there is no room to argue on when they get paid for their work. Never let your payments exceed the amount of work that has been done.
