1. NEVER purchase the first home that feels like your dream home! There could be an even better home down the street for half the cost.
2. NEVER make any sort of down payments with out seeing proof of owner ship. People are pulling all sorts of stupid scams these days...
3. ALWAYS ask questions! You can never ask to many questions.. In fact I suggest taking down some notes and then asking the representative or owner your list of questions.
4. ALWAYS take a tour of the home in person before committing or making a down payment.
5. ALWAYS check to see what businesses are local as well as fun stuff to do such as parks, malls, etc..
6. ALWAYS tell the representative how much you are willing to offer them for the home.. Be the first to offer less then negotiate something in between.
Personally I like speaking with a representative more then dealing with home owners.. The representatives can answer my questions much quicker and know exactly what the real estate terms are..
