My focus is on your safety and well being. Because taking care of you is what I do best. I will communicate with you after the inspection in person (if you are present at the time inspection is performed, which I strongly suggest!), and usually follow-up with an email and a detailed report attached, and then I will call to ensure you receive and understand the report. On-site report is available if requested in advance.
Lack of communication is a major problem when a client does not understand the inspection report. Therefore, here at Magnum Property Inspections, I don't assume anything. Instead, I talk to my clients, explain to them the properties they are about to purchase, and make certain that they understand all the problems before committing purchases to paper work.
Although Magnum Property Inspections do get referrals from realtors, my primary focus is on you.
2. Technology and tools
I use the most up-to-date tools to perform home inspections because I do not compromise accuracy.
I write my reports using a proprietary reporting software developed at Magnum Property Inspections. This powerful tool generates a detailed report covering all aspects of the inspections, with check lists and remarks where necessary, and then is stored on a webhost computer where you can access it at anytime by visiting my website. I will also send you a copy of the report by email (report is in PDF or Microsoft Word format) or by fax.
A detailed inspection report enables a home buyer to avoid costly surprises after the close of escrow, and it is an indispensable component of a well-planned purchase.
3. Education and experience
As a member of the Austin Board of Realtors, I have studied at least 300 hours of course materials and is tested by the Texas Real Estate Commission (TREC). I also take a minimum of 20 hours of extended education each year to keep up with the latest codes set by the state of Texas.
My license number is TREC 6182.
Magnum Service
Here at Magnum Property Inspections, we understand that sometimes it takes more than one formal inspection to do the job. Therefore, I provide unlimited phone consultation after the inspection is done, and any formal follow-up inspection can be performed with a nominal fee.
To get the most in-depth inspections, I do not offer over-the-phone consultations without prior formal inspection. Fees are usually based upon square footage of the property, except duplexes. And for pest inspections, I partner with Bug Arrest Pest Control, who has been in the business for more than 20 years, to give you a thorough pest inspections. Pest inspection is $50 (plus 8.25% state tax), and is recommended, especially for older pier-and-beam houses.

Fees are based upon square footage of your property. I prefer personal checks or money orders. I do accept all major credit cards. All inspection fees paid by credit cards include a 5.5% surcharge.
