Home sales in Florida have again topped the charts in the Sarasota market. It has exceeded the level 500 once again after the year 2008. The levels of inventory have shown a significant drop. The median value observed for the overall sale price of condominiums and single homes have undergone stabilization in the year 2009. All these statistics point at one thing and that is the normalization of the volatile conditions of the market for the last two years (2008 and 2009). Let us have a look at the overall sales level.
Out of 506 real estates 375 were sold as single homes while the rest of the 131 were condominiums. These figures were not much different from the April 2009 figures which showed 367 single homes and 138 condominiums. Not only this, but the levels of pending sales remained highly elevated for quite some time, 719 was the number of pending sales for single family homes, while 210 was the value of pending sales for condominiums.
This total 929 figure is quite close to the figure of 981 in the month of April in 2009. The trend exhibited by pending sales has shown an upward movement for the past several months. In May the number was 817, it reached the figure of 800 for the first time in the period of 3 years.
The pending sales value of 917 was high by 34% of the previous value of 692 that was reported in the month of May, year 2008. The pending sales have exceeded the mark of 500 for the next consecutive 17 months. All these statistics again point at another fact, it indicates the sales for the upcoming 2 or 3 months, the pending sales would soon become closed sales.
Pending sales also have another significant role to play. It reflects or exhibits the contracts that are executed by both the buyers and sellers in that month. The experts have expressed their satisfaction at the strength shown by the local real estate market of Bradenton and they are quite hopeful that this upward trend is most likely to continue as the summer season is expected to approach.
There has been a good amount of activity in the open homes and the experts feel that there would be multiple offers that would crop up very soon. But unfortunately it is sad to reflect that the median sales price would remain quite low until and unless the damaged period of foreclosure that is highly elevated and short sales are overcome.
Though there are chances that the value would come to an average with a moderate appreciation of price of property. But again it is feared that the interest rates would remain low. The local real estate market recovery in Bradenton has been possible also because of some of the effective programs of the government. The health of the Bradenton real estate market of Florida is showing improvement despite of the attacks of foreclosure suffered by it for a long period of time.
