Buckhead Neighborhoods - N through P

Welcome to our third in our series of four articles about neighborhoods in Buckhead, Atlanta. This issue covers those Buckhead neighborhoods starting with the letters N to P.

North Buckhead is located, as the name suggests, in northern Buckhead. North Buckhead is west of Brookhaven, east of Chastain Park and north of Lenox Superblock. This location offers convenient access to some of Atlanta’s best dining and shopping. The Downtown and Midtown business districts are easily accessible via GA 400, which bisects the neighborhood, or the nearby Lenox and Buckhead MARTA rail stations. North Buckhead is zoned within the coveted Sarah Smith school district. North Buckhead is one of the largest neighborhoods in Atlanta, with over 3,500 homes, evenly split between condos and single family homes. Recent home sales in North Buckhead have ranged from $300k to $1.5 million with a median price around $785k.

West Paces/Northside and Paces are neighborhoods in northwestern Buckhead, Atlanta. Paces is located west of I-75 and east of the Chattahoochee River, the dividing line between Buckhead and Vinings. West Paces/Northside is east of I-75 in between Northside Parkway, Moores Mill Road and W. Paces Ferry Road. Nearby communities are Castlewood and Argonne Forest to the south and Kingswood on the north. Home sales in these neighborhoods last year ranged from $350k to $2.4 million with a median price around the $1 million mark.

Located in central Buckhead, Peachtree Heights was developed in 1910 by Walter P. Andrews and Eretus Rivers, after whom E. Rivers elementary school was named. The neighborhood is split into two, Peachtree Heights West and Peachtree Heights East, divided by Peachtree Road. Peachtree Heights West has about 400 homes. The original homes are typically traditionally styled and on large lots, while more recently constructed homes were built on subdivided lots. Peachtree Heights East has over 340 homes, including classic original bungalows as well as expanded/renovated homes and newer infill construction. Home sales in Peachtree Heights last year ranged from $440k to $2.6 million with a median price around $1.4 million.

Moving south on the east side of Peachtree Road is Peachtree Hills, developed in 1912. At that time, this area was still north of Atlanta and south of the village of Buckhead. Now it is part of both: the city of Atlanta and the Buckhead community. Peachtree Hills residents enjoy close proximity to dining and shopping, both at the Peachtree Battle Shopping Center and at the intersection of Kings Circle and Peachtree Hills Avenue. The neighborhood also boasts recreational opportunities at the Peachtree Hills gym as well as tennis courts at Peachtree Hills Park. The Lindbergh MARTA rail station is conveniently located on the eastern side of the neighborhood. Neighborhoods bordering on Peachtree Hills include Peachtree Heights on the north/northwest, Garden Hills on the north, Haynes Manor on the west and Brookwood Hills on the south. Last year's home sales in Peachtree Hills ranged from $300k to $850k, with a median sales price of about $465k.

Historic Peachtree Park is a neighborhood of over 550 homes in east-central Buckhead, between Highway 400 and Piedmont Road to the east and west respectively, and between the Southern Railway line and Peachtree Road to the south and north respectively. The northern portion of Peachtree Park was developed first in the early 1920s and includes many classic bungalows. The central section section was developed in the 1930s to early 1940s and includes Cape Cod, English Cottage and Colonial Revival styled homes, while the southern portion was developed in the mid to late 1940s. Peachtree Park as a while is listed on the National Historic Register, thereby protecting the neighborhood from commercial development. Though rich in history, Peachtree Park is close to many modern conveniences, including a pedestrian bridge over GA 400 to Lenox Square mall, two MARTA rail stations within walking distance, as well as dining and shopping along Peachtree Road. Recent home sales in Peachtree Park ranged from the low $200,000s to $1.2 million, with a median price point around $475k.

On the eastern edge of Buckhead just south of Lenox Superblock is Pine Hills, a quite residential neighborhood off of Lenox Road. Part of Pine Hills lies in Fulton County, while the other half lies in Dekalb County. This leads to different school districts for the east and west sides of the neighborhood. Pine Hills residents enjoy nearby dining shopping on Peachtree Road, the Lenox Square Mall, Phipps Plaza and much more nearby. Conveniently located on the northwest corner of the neighborhood is the Lenox MARTA rail station. Last year's home sales in Pine Hills ranged from $250k to $825k, with a median of about $450k.
