One thing I have learned in my real estate investing career is that I rarely get deals going if i do not follow up. Initially when I started investing in real estate, I just used to send one postcard to potential motivated sellers and just stopped there. The response was not always that great.
I moved it a notch and started sending a second post card 30 days after the first one. My calls almost doubled right away. I have implemented further steps outlined in this article as a simple follow up system that continuously delivers a constant stream of motivated sellers with very modest manual input.
Typically, most people will not respond to the initial contact or sales pitch no matter what you sell. This applies when you are targeting motivated sellers.
No matter how you target your leads, always have a follow up system in place. You can target your leads offline (such as postcards, bandit signs, newspapers, etc) and on the internet (such as search engines, paid or not). Set up a real estate investing website
No matter what marketing you do, you must have advertise a phone number and a website address (URL). Most people have access to the internet, and might want to find out more about you before they can do business with you.
Your website must be simple, clean and be able to capture motivated sellers attention within a few seconds. On your website, you must give potential motivated sellers an opportunity to submit their information online.
Secondly, it must give them a reason to give you their name and email address. A valuable freebie (such as a free report) does the trick for you.
Now you can follow up automatically using autoresponders.
A good real estate investing website should have inbuilt follow up autoresponders that you can set up and forget. Autoresponders send fully personalized messages automatically. You can set up a sequence of such messages to go out to potential motivated sellers for months.
I start with frequent, friendly messages (such as every few days). Eventually, I can space these messages to once every month. The idea is to communicate something friendly, un intrusive so a not so motivated seller will think about you when they become motivated sellers.
How do you make sure your motivated sellers go to your website? I advertise a free report (one they must need) offered only on my real estate investing website. I also promise that all website submissions will be responded to within 24 hours. This ensures they visit my website, which then takes up the role of convincing them to submit their information online.
Create a follow up mechanism for direct mail
When I started following up, I simply set up my follow ups manually. While this is not hard to do, there& #65533;s cheap software in the market you can use to follow up with direct mail.
I set up mine real simple. My probate leads get a very friendly, personal letter once every month for 8 months. The reason is that the probate process can sometimes take time but you want them to keep you in their mind when it comes time to sell.
All my other leads get 2 postcards spaced by 30 days.
Follow up with a phone call
In either case above, I depend on the fact that if they sign up on my website, my follow ups just became fully automated, hands off and at zero cost. Even if they do not sign up, I still have their information, and can even follow up with a friendly phone call.
This is not my most favored option; I always prefer that motivated sellers contact me. However I have used this method from time to time successfully.
Ultimately, implementing follow ups in your real estate investing business will deliver more motivated sellers and closed deals than if you do not implement it.
