Look around any market and you can see a large "inventory" of homes that are for sale. There's certainly no shortage in any given market and the reason why many homes don't move as quickly is because of unattractive or difficult-work-with floor plans. A homeowner that's been around the block a few times in various homes can usually pick out a bad floor plan readily but a first time buyer talking to realtors for the first time may not be able to spot something they should run away from.

Realtors Recommended Avoidances - The Dominant Dining Room

A home that forces you to walk through a dining room in order to reach others areas of the home are extremely inconvenient. Apart of feeling wrong when someone comes in to look at the home it can be troublesome for guests and family to have to trek through a dining space and around a large dining table in order to get to the kitchen, bedrooms and bathrooms. These homes are least likely to sell and appeal to very few people.

Realtors Recommended Avoidances - The Closed off Living Room

You should be able to sit in your living room and see a good portion of your home by looking around. Homes that have a sealed off living room where you can't view other areas of the home can feel "closed" and uninviting. They tend to be inconvenient, especially to families with small children.

Realtors Recommended Avoidances - The Dominating Stairwell

Older homes with more compact designs often have a stairwell right in the entryway that leads up stairs. Many who believe in Feng shui believe that the doorway is the mouth of chi for a home. It is how a home receives its energy. When the stairs sit in the entry, many who believe in Feng shui believe that the energy flows immediately upstairs which can leave the bottom level of a home uninspiring, void of energy and uninviting. At the very least, stairs in front of a doorway are a jarring and unattractive physical feature.

Realtors Recommended Avoidances - Tight Hallways

A home should open up to a certain degree when you walk in. The entry area from the door way should make a home feel inviting. When a home enters into a long narrow hallway can give off a feeling of cold, uninviting intimidation. Well lit or not, a hallway can detract from that warm inviting air that you want guests to feel when they enter. That aside, narrow hallways are a a major hindrance for moving large pieces of furniture.

Realtors Recommended Avoidances - Tight Corners

In addition to narrow halls some homes were built with terribly tight corners in an attempt to maximize living space. This can be a terrible place to try moving your furnishings through and can result in damage to the walls as well as your belongings. In some cases you simply can't bring in some furniture or appliances at all.

Often a homeowner can sense something's wrong with a bad floor plan on an instinctive level, A feeling where there's just something that's not right. Obviously when a home gives you a bad vibe just walking through it it's very likely not for you. If you're uncertain then make sure the realtors know about your apprehension so they can avoid other homes with similar floor plans - saving you time in the overall home buying process.
