Property For Sale? Playing the Waiting Game

Deciding to sell your house can be exciting. It s the desire or simply the necessity for change that starts the ball rollling and it is inevitably the start of a new era.

Once you ve decided on your estate agent, fixed the price, the photos has been taken, HIPs done, etc. you are then waiting for the phone to ring and then hoping it s your estate agent with a viewing. After the initial excitement of will our house sell quickly comes the dreaded will our house ever sell .... The excitement can easily turn to impatience and negativity. So let s get real about it.

Selling property at the lead up to Christmas is going to be slow, unless you have priced your property very low and it s a unusally desirable property. If your property is not in that narrow margin then people are more interested in getting everything ready for Christmas, festive cheer, organising visits to families and taking time off from the usual hustle and bustle. Looking at houses is then something to be put off until the New Year or more likely, February or March. January is the time to recover from excess spending and simply to get back to normal.

In the meantime you will need to sit tight and almost forget about selling your house but not quite. Check with your agent whether you need to do anything to your house would it benefit from a fresh lick of paint to attract a buyer? Is the price realistic? And keep your house generally fairly tidy so that if you do get a viewing at short notice you can easily get the house up and ready. Afterall, it only takes one person to want to buy your house and each viewing might give you this.

Also, you will be moving at some point so start decluttering the loft and other areas of the house. Do it bit by bit and in manageable chunks. Don t start filling the lounge with bags of things as then you just might get a call that someone wants to view.

That s the thing about selling property. You MIGHT get a call that someone wants to view your house and to miss a viewing might mean to miss a potential sale. You are to a certain extent in limbo until you get a buyer and even then there s a long way to go and hurdles to cross before you have a done deal and have sold your house.

So try not to let whole business get you down. Live your life, selling your home will happen eventually and there s not very much you can do about it. Keep in close contact with your agent, check the prices of other property in your area to make
sure that your property is at the right price and keep the house in good order. Try and get feed back after every viewing so you know what might be putting people off. If after several months your property still hasn t sold then speak to your agent and other agents for a reappraisal on your house.

The busiest time of buying and selling property is Spring time so if your property hasn t sold before then then that s the time to really make sure that your property is 100 advertised and at the right price to get your sale.
