4 Rules of Keyword Research
Before you begin doing your keyword research you should know the market you are targeting. It is important to know who you want comming to your website and what they are looking for. Find your market and all the niche and micro-niche's you want to target.
Rule#1- Relevant Keywords:
Finding the keywords that are relevant to your market is how you target your prospects. You might find keywords that bring your pages lots of traffic, but if the traffic is from none relevant keywords then you won't convert them to sales.
Let's say your promoting a brand named fishing pole, you probably don't want to use the keyword, fishing lure, or tackle box. Though your traffic is interested in fishing, they are visiting your site because they are looking for a fishing lure or tackle box not a fishing pole. The keywords would be relevant if your site was all about fishing and the fishing pole was one niche product on your site.
Rule#2- High Traffic Keywords:
The time you spend on your keyword research should not be waisted on keywords that don't bring in the traffic. When you find relevant keywords, make sure those words have a significant monthly search volume.
Rule#3- Market Competition:
Now you have done the keyword research to find relevant keywords with a fair amount of traffic, but the question is, can you compete for those keywords, and get to the first page on google. You must know how strong your competition is before you try to rank for a keyword. This is an important part of your keyword research.
You want to know how old their website is, what is their page rank and most important how many backlinks do they have. I would recommend you use a keyword research tool to do the work for you, this can take many hours to find out this information on all 10 of the sites on page one of google.

Rule#4- Commerciality:
Commerciality is a measure of the potential profitability of a keyword phrase.
So you have found the keywords that pass all the tests, relevant to your niche, high traffic, and your confident you can compete for first page on google, but there is no commerciality. Without the commerciality, there are no sales.
How do you figure out how much commerciality a keyword has? Adwords Cost Per Click = Commercial Value Per Visitor
Say you have 2 keywords, one of the keywords has a commercial value of $3.20 and the other keyword has a commercial value of $3.00, but if the $3.00 keyword gets more visits, then it has a greater value. So the commercial value of a keyword would be determined by; Value=traffic x Cost Per Click
Remember when your doing your keyword research and you have found the keywords that fit all the rules, you still have the job of ranking your site or page, getting the backlinks, posting articles or making video's or what ever your marketing strategy is.
