"Marina for Sale" beer or bikini! My grandfather decided to sell his marina when he turned eighty five at Lake Athens in east Texas. He told me to make up a sign and take it up to the highway. He said; tie some beer cans around the "for sale" sign! Then grandma made me go up there and take them off!

We'll go through some ways to add value to a commercial property just in case you care to paint it yourself and not hire a professional company to add value to it. By simply cleaning up and painting the curb appeal could add many times the value to what your actual selling price will be.

My grandfather built the marina in the early sixties. He decided sell the place when he retired. That's the way he was. He said we would paint. But when it actually came time to paint, you never saw any brush in his hand! Paint and get it ready for buyers. This was in the early nineties.

To give you a bird's eye view look, of this particular property I'll paint you a picture as best I can remember. This was a commercial marina with fuel at the boat docks. Then at the store they sold live bait, groceries and fuel for cars. There was also a café. It was also a mobile home and RV park and wet storage for boats. Of course don't forget they sold beer, bikini's and cowgirl hats too! My grand dad he would sale anything to make a buck!

This marina had gas pumps at the boat docks where boats could tie up while customers ran up the wooden steps to the store. In the store they could buy bait, tackle, groceries, and maps and there was a café there as well. The store also sold live cat fish as well as dressed and frozen too. During school I actually worked in the store after school and on the week ends. Grand father hired a professional appraisal guy from Tyler Texas to come out there and appraisal the place.

He had me and my cousins painting all summer long! Cutting grass and replacing wood planks on the dock area. There is one thing I'll never forget from the whole summer. I mean how I could ever forget. I was sixteen and spent an entire summer painting. Grandpa said the total cost of labor, paint and supplies for the summer was about five thousand dollars. But he said the appraiser added an additional twenty thousand to the price tag for the selling price.

Grandpa always made me hard as a kid. I mean hard manual labor. But do you know what? When he died you won't believe what he left me? I always smile every time I have to paint from then on!
