The Difference Between Facilities Management and Advanced Workplace Management

As defined by Wikipedia, Facilities Management refers to the administration and supervision for the smooth operation in buildings, physical plant and services. The two divisions by Services are distinguished are: "Hard Services" and "Soft Services"

'Hard Services' deals with issues, such as ensuring that the air conditioner in a building is operating without any problem - proficiently, dependably, safely and legally. "Soft Services" on the other hand, include concerns related to the building's cleanliness and maintenance, or the regular monitoring of the contractors' performance and service delivery (e.g. electricians, plumbers, etc.).

The phrase facility management is very similar to property management but only up to a certain point. The former often applies to bigger facilities and/or commercial properties and because they're huge, they also require more complex management and operation.

Fortunately, some of these features can be maintained by computer programs rich in data and applications.
Advanced Workplace Management incorporates in general the definition of Facilities Management and many of its features, except that it is more focused on the "user". While Facilities Management is inclined to be more concerned with the building and other infrastructure; Advance Workplace Management is all about enhancing professional and team performance by providing the organization and its manpower the kind of workplaces that can motivate them to carry out their tasks more competently.

Its focus is to ensure that the workplace is appropriately designed and managed on a continuing basis; all with the single aim of enabling people and teams to give their best performance at work.
The core of its concept is that the workplace is the fusion of the physical (desks, layout, space, ambience); the logical (IT software and hardware, booking systems, printers, telephony); the service (reception, concierge, catering, cleaning, etc.); practices (time, place, process for work, ways and methods) adopted by the staff. As per principle of the concept, workplace may only be in part the "office"; other recognized places of work are the home, the road (mobile) or any other locations around the globe.

The difference between the two is that the focal point of Advanced Workplace Management is the operational AND the strategic facets - ie. Making sure that the workplace is developed to cater to the needs of the volatile business world where the clients live. Its main purpose is to provide the fundamental strategy for the organization struggling to build an "Advanced Working /environment".

What functions of Advanced Working can help the organization?
Add to the number of people working in atypical office building by 20% - 30% through sharing workspace in the office with colleagues; instead of owning it (Statistics show that workplaces are only occupied less than half the time they are available - and the availability usually just cover about 60 hours against the possible 168 hours they are usually paid for.)

Make better cross functional team work and relationships feasible by allowing people from various teams to work in the same physical areas when necessary. Feedbacks from people who have adapted Advanced Working have emphasized the opportunity to know more colleagues.

Facilitate easy, fast and cost-free re-organization of individuals and teams. Normally it costs some amount to move an individual from one area of the building to another; it requires "swing space" and most of the time users have to wait as it often takes too long to happen.

Cultivate the makings of happier staff, where commuting is considerably lowered for those with jobs and circumstances that don't really need to be physically present in the office on a daily basis. Around 50% of the staff who responded to studies done say that given the opportunity they would rather work at home at least one or two days each week.

Assist individuals to be at their most productive everyday by providing the right blend of space "attuned" to their needs. People who have adapted Advanced Working reported that they are more productive because the can perform their tasks at the appropriate places; making them more disciplined and able to plan better.
