If you are selling your home you need to order a home information pack, as of 6 April 2009 properties that are marketed for sale in England and Wales require a HIP by law ( there are a few exceptions )
Your home information pack must contain all the compulsory documents as listed below
" Index
" Property Information Questionnaire (PIQ)
" Energy Performance Certificate (EPC)
" Sale Statement
" Evidence of title
" Local authority searches
" Water & drainage searches CON29dw
" Sustainability statement for new build homes
" Copy of the lease ( if the property is leasehold )
Most sellers will order their HIP with their Estate Agent, however, this can be a very expensive option, most Estate Agents charge big bucks, also, watch out for deferred payment charges,
the buy now - pay later option can be very costly. The cheapest and fastest way to order your Home Information Pack is via an independent provider on-line, some offer market ready packs within 48 hours for under £200.00,
the market ready product enables you to get your property on the market fast. These on-line providers will usually deliver your HIP via email as a PDF file ( to be opened with adobe reader )making the process more environmentally friendly than receiving a printed paper version,
although most will, if requested, provide a printed copy for a small charge. Another benefit of using an independent Home Information Pack provider is that the product is a lot more portable allowing the seller to use the pack with any Estate Agent.
