If you're at all familiar with Atlanta, you've almost certainly heard of Buckhead. But if you're new to Atlanta, or if you're planning on relocating here, you might want to learn more about it. Sure, you may know it's a great place to dine and shop, but Buckhead is also a great place to live. So here's a quick primer to help familiarize you with Buckhead as a place to call home.
Location
Buckhead's southern end starts at the "Brookwood Split," where interstates 75 and 85 fork north of Midtown Atlanta, while the northern boundary butts up against the city of Sandy Springs. The eastern boundary is formed by interstate 85 until it reaches Dekalb county, where the county line becomes the eastern border. The western boundary is generally thought of as interstate 75, but there are many neighborhoods west of I-75, some as far as the Chattahoochee river, that are considered to be part of Buckhead.
History
The most frequently question asked about Buckhead's history is how it got its name. In the 1830s, there was a pub and general store located near the present-day corners of Peachtree, Roswell and Paces Ferry Roads. This business was owned by Henry Irby, and became such an important center of trade that the area around it took on the name of Irbyville. The story is that Irby placed a head of a large deer at a location prominent to the many travelers who passed by. This buck head became such a marker associated with the locale that people began calling the area Buckhead. Before the turn of the century, there was a drive to change the area's name to Northside Park, but the Buckhead name proved to have staying power and the motion failed.
Neighborhoods
Though you may think of Buckhead itself as a single neighborhood, there are actually several neighborhoods that comprise Buckhead. I don't have enough room in this article to detail each Buckhead neighborhood. I'll be writing separate articles on each Buckhead Neighborhood in the future, or you can check out the Buckhead Neighborhood Guide on our website. In the meantime I'll just provide an overview of the single-family home real estate market in Buckhead. In 2009, the average sales price of single-family homes in Buckhead was just over $800,000. However, the prices vary widely, from lows near $200,000 to highs over $10 million With such a wide variety of homes, there's something to suit almost every budget.
Condominiums
In addition to its neighborhoods of single-family homes, Buckhead is also well-known for its condominiums. Along the famous Peachtree Road, there are dozens of high-rise luxury condos, as well as townhomes and more traditional mid-rise condos. Though some of these luxury condos sold for as high as $4 million last year, the current oversupply of condos represents a strong buyer's market, where the average Buckhead condo sale was around $250,000 in 2009. Even more so than with single-family homes, there are many affordable options in the Buckhead condo market.
